Listing Manager — Kate

  • Listing package prepared for you — just bring the first page of the title report and she'll print and highlight everything, and upload to CAR Forms if signing digitally
  • Creates the MLS description and inputs details
  • Coordinates and pays for professional photos and sign installation on the property
  • Supra lockbox provided
  • Facilitates open house opportunities for the listing
  • Lets the team know about the listing so it can be promoted off-market before going live
Sherissa

Transaction Manager — Sherissa (don't call her a TC 😉)

  • Also our Compliance Manager, so she's incredibly knowledgeable and always up to date on changes in contracts to help protect your clients
  • When representing a seller, she will help communicate offers to sellers
  • Helps curate creative strategies to hold deals together
  • Facilitates over 400 transactions a year
  • Write your own offers and negotiate any counter offers — Sherissa will take over after that
  • After escrow is opened on the buyer side, you will get proactive advice and communication throughout escrow
  • Molded to your style — whether you want to be highly involved or mostly hands-off or somewhere in between, she's got you covered
  • Focus your time doing what you do best — interacting with and bringing on new clients

Onboarding Process

  • 3 weeks of online training
  • Beginner role plays Mondays and Wednesdays at 10:15
  • Regular role plays Monday–Wednesday from 9–10
  • Team meetings every other Tuesday, in person at the office
  • Headshots taken
  • Business cards and a name badge will be ordered for you
  • Immediate access to ponds to call leads
  • Immediate access to shadow open houses — shadow two and complete all training to be able to host an open house for someone else in the office
  • During online training you'll learn our programs, the MLS, templates, and more
  • After online training is complete you'll do an in-person "quiz" where we cover the important things from the training and you'll show us how to do things and explain them

Splits and Fees
Splits on Personal Leads80/20 buyer leads  ·  75/25 seller leads
Splits on Company Provided Leads (aka Channel leads)50/50 after any referral fees paid. After 5 total transactions, any transaction with a referral fee goes to 65/35. Stays at that level as long as you sell 5 houses or more each year. Drops back to 50/50 if lower than 5.
Cap — paid to brokerage20% to FIV Realty until $4,000 is paid each year. This is a recurring fee each year, in addition to team splits.
Tech fee$85/month ($150 one-time setup fee plus $85 first-month fee due the first month)
E&O insurance$75/transaction, adjusted for your current split amount
Transaction management fee$595/transaction, charged to the buyer if representing the buyer or the seller if representing the seller
Full mentorship feeRequired for new/inexperienced agents but available to all. 50/50 of agent's NET until the mentor is paid $6,000. Includes the mentor attending your first listing appointment at no charge, even if the fee has been paid in full.
